A FEW OF OUR COMMERCIAL PROJECTS
Currently our main commercial work is for fuel-station clients such as Shell, Astron Energy, Total Energies and BP Fuel who require complete new filling station structures, or simply need to revitalise their existing forecourt area and retail shop structure. We have also completed alterations for multiple restaurant owners.
FAQs
At what stage should we bring Bellcon into a commercial project?
Ideally at concept or early design stage. Early involvement allows us to guide structural layouts, spans and grids in a way that supports your architectural intent while managing cost and complexity. We can also review options and advise where value engineering is possible.
Do you only work directly with developers or also with architects and contractors?
We work with all three. Sometimes we’re appointed directly by the developer, sometimes through the architect or contractor. We’re comfortable fitting into your existing team structure and reporting lines.
Can you review an existing design for value engineering?
Yes. We can perform an independent review of existing structural designs to identify potential savings, simplifications or constructability improvements, always without compromising on safety.
Do you handle inspections and sign-offs during construction?
Yes. In order for us to legally be able to certify the structure at completion we must be involved in the construction process, which means inspecting works at key milestones, pre-discussed with the contractor.
Which regions do you cover for commercial work?
Our head office is located in Ballito, KZN and we perform a majority of our work within the KZN area. However, we do have resources across the country to provide services nationally. Projects outside of KZN are reviewed on a case-case basis.
How are fees structured for commercial work?
We generally work on fixed-fee appointment, based on the project scope and requirements. The fixed-fee ensures that the client will be provided a complete service from concept to handover. Additional special requests will be handled on a rate bases, which we stipulate in the contract T&Cs.
